CCPOA has advised of the annual sports festival that will be taking place at Century City again from 02 – 05 March. This means that some of the roads will at certain intervals be closed. As in the past, it will also result in our main entrance being closed-off for short periods in time. More detail will follow as soon as Management is advised accordingly. Part of management’s commitment, is to continuously consider new ways to improve the communication flow to residents. As such, a notice board has now been placed in each of the 4 lifts. Going forward the notice boards in the lift foyers will be used for general communication, while the notice boards inside the lift will be directed at more up to date and applicable notices. Management is aware and regularly alerts CCPOA about the state of the canal water lately. We are currently in the peak season of the aquatic plant growth and CCPOA has only 1 harvester machine to attend to all the Century City waterways. They have advised of delivery of a second harvester machine in March, which will assist in meeting the demands required during these peak-growing months of this particular plant specie. As the sun rises on 2017, Management recognizes the need to remain committed to reducing cost and to continue seeking ways to reserve energy. The lights inside the refuse-rooms that use to be burning 24/7 are now also connected to motion sensors that only activate upon movement. As the sun sets on 2016, Management would like to thank all owners for the support and the many suggestions and recommendations to bring about improvements to KB. While a lot of the recommendations received from some owners could be implemented, others such as the dampness problems in some parts of the building need to be budgeted for in 2017. May this be a time to look upon the many joys of the year gone by and the wonderful new memories to be created in the year coming. Management wishes to remind residents of the level 3 water restrictions that were introduced by the City of Cape Town as of 01 December. In order to comply with the strict requirements of the level 3 restriction, the trustees after due consideration, decided to close the Jacuzzi until further notice. The hose-pipe at the car wash-bay has also been removed as the restrictions only allow for a bucket to be used when washing vehicles. Residents are encouraged to appreciate the seriousness of the current water-shortage-crises and are thanked for their cooperation. Residents living in East and West End will soon be welcomed by a new look foyer. The red walls will finally be something of the past. Dot Morrison, a well-known Interior Designer of Knightsbridge, has supported management at no costs with choosing appropriate colour themes. The painting is done in-house by Alex who is starting on the knuckle first (B1, B2 & B3) and will be working his way around. Management is pleased to advise that the cost saving methods that were introduced at the start of the year is beginning to show positive returns. The latest figures show an average savings in the overtime salary bill of around R5 800p/m when considering year on year. Also, from the R49 550 that the insurance paid out earlier in the year for flood damage to the carpet in the lounge and the foyer in B1, only R27 766 was spent on repairs. This constitutes a savings of about R21 784. Those owners, who are not living at KB and only visiting over the festive period, are going to be surprised when returning later this year. The development opposite us, Manhattan Quarter is virtually completed and ready for occupation. Soon, our residents will be a minute’s walk away from the new restaurant that is part of this development. The new crèche, also part of this development, has already opened on 01 November. In addition, the latest development, Watersedge that borders East End, has already reached the 4th level of this 8 storey building. The heat condenser of the swimming pool has finally been replaced on 04 November. The temperature of the water should now gradually increase to its normal temperature of 28 degrees C. Management is glad that this repair work was done in time for the upcoming holiday period. The intercom device at the main gate which was also out of order for a few weeks has now been replaced. Considering that the building has passed its 10 year period, it is not uncommon for parts that can no longer just be repaired to be replaced. Management wishes to thank all residents for co-operating with Integratek and granting the contractor access to apartments in order to test the smoke detectors. Out of a total of 198 apartments, we managed to test the smoke detectors of 176 apartments. Management is adamant that the remaining 22 apartments will be concluded by the end of this year when many of our owners will be visiting over the holiday period. It would be appreciated if those owners will advise Management of their availability. Those owners living at KB might have heard fire sirens going off from time to time. This is due to the annual servicing of all fire systems and will continue over the next 2 weeks. Management wishes to advise residents that this process involves inspecting the smoke detectors inside the apartments. Residents are kindly encouraged to co-operate with the service provider, Integratek and grant them access to the apartments. The inspection normally lasts about a minute. Management wishes to remind residents that Opt-X is the official service provider to KB to attend to our communal DSTV satellite dishes. Whereas residents are entitled to use whichever dstv technicians to do installations in their apartments, only Opt-X is allowed to access our communal satellite dishes. All work done inside the apartments, is for the resident’s own account. The Body Corporate is only responsible for payment, if management requests the services of Opt-X to attend to a communal problem. The final phase of the painting project, which is the main foyer in Towers, is underway. The contractor hopes to finish the work in this week still. Owners can expect a new colour scheme that was recommended by an Interior Designer and agreed to. Management appreciates the input and recommendations from many of the owners that are living at KB. While we are trying to adhere to as many of the suggestions, we are equally cognizant of costs and undertake to complete this work within budget. Management is pleased to advise that the decision by the AGM to start closing the openings in our basement parking is underway, with one section almost finished. The focus is on the high risk areas and will be phased in over a period in time subject to funds in our maintenance budget, becoming available. We are using the same product as per the architect’s design. Management is aware of the drop in the temperature of the water in the swimming pool for the past week and a half. A number of options have been exhausted; however it appears as if a part needs to be replaced. One has to bear in mind that the building is now more than 10 years old. It is there for not uncommon that we might experience an increase in parts which can no longer simply be serviced, but needing replacement. The process of investigating the dampness problem throughout KB is at an advanced stage. We have already received 3 recommendations and quotations and should be getting another by latest Friday. The intention is to consider the most viable and cost effective, permanent solution. Management is committed to address this problem with the priority it deserves.
