An emergency evacuation is scheduled for 08 November at 10H00. The process involves the alarm being activated and all lifts be grounded. All foyer doors will automatically release and no entry to the building will be allowed. Visitors/contractors must be advised in advanced. Residents must proceed to the assembly points via the exit routes as communicated to all owners. Fire marcels will be present to assist. After the “all clear” has been given, residents will be allowed back into the building. The exercise will last about 30min and residents are encouraged to participate in this important process. Residents are reminded of the recent notice from the City of Cape Town regarding the rationing of water in Cape Town effective immediately. The rationing will lead to intermitted supply and will most likely occur during peak consumption hours. Please be aware that during this time, units may experience low pressure and some floors will most likely not receive water. Residents are cautioned to make provision for the rationing. Please ensure that all taps are closed when not in use to prevent damage when the supply comes back. With the City of Cape Town announcing a level 5 water restriction, residents are encouraged to do as much as possible to save water. Every bit of water that we save can ensure that our taps do not run dry. The Watersedge development on the side of East End is nearing completion. Part of this project includes the construction of a public area at the arch bridge that involves paving the area and adding to the landscaping. This necessitates the temporary closing of the pathway leading over the bridge as of 23rd August to early November. Residents of KB is not affected by this, however the general public will have to use the bridge at Island Club when walking to Canal Walk. Residents might have noticed the work being done on the traffic circle outside the main entrance to KB. CCPOA is busy redoing the traffic circle by raising the paving platform. This is intended to stop road users from driving right over the traffic circle. It is also aimed at discouraging users from cutting the traffic circle when entering the complex. The work should be completed within 2 weeks, however will not affect the traffic-flow in and out of KB. Management wishes to remind Owners of the upcoming AGM which is scheduled for Thursday, 27 July at 18H00 in the Club House at Central Park. This meeting only occurs once a year and afford Owners an opportunity to get involve and have input in important decisions to be made. Contractors attending to inspection of the facade of the building will be on site from 10 July – 21 July. The work involve inspecting the root cause of the associated damp issues and will be done via rope & suspended access on clearly demarcated areas. The work includes opening the external plastered surfaces and exposing the waterproofing systems. Management regret any noise and inconvenience caused. Residents will be pleased to have noticed the welcoming smell of a nice fragrance in all the main entrance foyers. This is the result of Management negotiating with the cleaning contractor, Supercare to install airfreshner dispensers in these foyers at no additional cost to the contract. While the Century City precinct is considered one of the safest residential areas, Management is encouraging residents to remain vigilant when walking to and from the mall at night. As has been the practice for a few years now, our Security Officers remain available to escort residents to and from the mall when requested. Please advise the Security Control room timeously should you prefer to take advantage of this service. Management is pleased to advise that the recent storm experienced in the Cape had no negative impact on our complex. Apart from a small piece of thin metal that was loosened on the steel bridge and subsequently removed, KB withstood this worse storm. The loose piece of metal was used to keep the previous rope lights fastened. I am doing regular and personal inspections myself in order to keep every one informed. Management wishes to advise that the dead palm tree in the circle in front of the Towers is being cut down. The decision was made after consulting with 2 Horticulturists that both indicated the tree is posing a risk. The budget does make provision for replacement of the palm tree, however subject to AGM approval. Residents will also be pleased to note that the palm trees in the road in front of Knightsbridge that have been obscuring our view is finally been pruned by CCPOA. Residents will be pleased to note that the painting of the West/East End basement parking areas, are well on track. This is done in-house to save cost. Management is getting a lot of positive feedback from residents who consider the new chocolate brown color in place of the outdated red, a welcoming face-lift. Once this is completed, the pillars in the basement parking areas of Towers will also be painted chocolate brown. Management is pleased that the overall feedback from owners with regard to the upkeep of the premises, are generally extremely positive. Management wishes to advise residents that the Trustees have in their meeting of 24 April 2017, resolved that visitors will be allowed a maximum of 48 hours to park in a visitors parking bay. Owners who have visitors staying over for extended periods, are encouraged to contact either the Building/General or Duty Manager to make alternative arrangements. Management wishes to advise that contractors will be onsite from 20/04 – 21/04 to attend to the inspection of sections of the façade of the building. The work involves inspecting the root cause of the associated damp issues. It is restricted to the Towers’ northern section and do not require access to apartments. The work will be done via rope/suspended access and will include opening external plastered surfaces and exposing the integral waterproofing systems. The window cleaners will be on-site for the week starting on 24/04. Residents might have noticed that the small waterfall has been inactive for a while. This is mainly to allow for some minor maintenance work that includes sealing the water channel. Management hopes for the work to be completed in next week, when we are supposed to be experiencing some hot days. As soon as the sealant is dry, the waterfall will be switched on again. Owners will be aware that the City of Cape Town has implemented a level 3B water restriction awhile back. Accordingly, the Board of Trustees has resolved to with immediate effect close the swimming pool during the day. We can no longer use water to top-up the swimming pool every single day. As of now and until further notice, the swimming pool will only be open between 17H00 and 22H00. Simultaneously, the heat pump will also be switched-off, since much water evaporates due to it being a heated swimming pool. The ongoing undertaking to reserve energy consumption and saving costs resulted in a decision to lock the DB/Electrical Board by the Sauna and Steam room. Going forward only the Duty/Security Manager and the Security Supervisors will be able to switch on the Sauna and Steam room. This will ensure that these facilities cannot be switched on by individuals who simply want to check it out, while not really using it. Users can contact the Security Control room by simply pressing the emergency/security button. Residents of KB will be pleased to note that now that Kone Lift Company has been contracted to replace Finishing Touch Lifts with effect from 01 March, virtually all the broken lift buttons are operational again. The one or two that is still inactive is enjoying attention.
